Coating is the most oversold product in South Florida roofing and one of the most useful when it is applied to the right roof. On a Boca Raton low-slope section — a rear addition behind a tile parapet, a flat garage deck, a small commercial roof off Glades Road — a fluid-applied system over a sound, dry substrate buys years of UV protection and cuts surface temperature dramatically. Over a wet roof it buys nothing at all and hides the evidence.
Which Boca roofs are actually coating candidates
The test is not age and it is not appearance. It is whether the assembly beneath the surface is dry and mechanically sound. A modified bitumen or built-up section that has chalked, crazed and lost its granule or gravel surfacing, but has no saturated insulation and no soft decking, is a strong candidate — the waterproofing is intact and the weathering layer is gone.
We establish that before quoting rather than after. That means a walk of the whole section feeling for deflection, inspection at every seam, curb and penetration, a look at the underside where an attic or soffit gives access, and core or probe checks where anything reads suspicious. Moisture is the disqualifier, and it is worth finding before the coating goes on rather than a season later.
Where the section fails that test, coating is the wrong product and we will say so. Preparation is most of the job
Coating failures in this climate are almost always adhesion failures, and adhesion failures are preparation failures. The surface has to be genuinely clean: pressure-washed, biological growth killed, chalk removed, and dry before primer. Boca humidity means dry takes longer than the calendar suggests, and rushing that step is how a coating peels in sheets by the second summer.
Details get treated before the field. Seams, curbs, pitch pans, drains, scuppers and the base of every parapet are stripped in with reinforcing fabric embedded in the coating, because those are the locations that move and the locations that leak. A field coat rolled over an untreated seam is decorative.
Primer choice follows the substrate — a weathered modified bitumen, a gravel-surfaced built-up roof and an existing acrylic all want different treatment. Then the system goes on at the manufacturer's specified wet-film thickness, in the number of coats they specify, because coverage rate is where a coating job is quietly cheapened.

A reflective coating earns its keep here through temperature. A dark, weathered low-slope surface in a Boca July runs hot enough to cook the membrane below it and to load the air handler sitting on it; a bright reflective finish drops that surface temperature substantially, which slows the ageing of everything under it and helps on the cooling side.
Salt air changes the maintenance picture on the coastal side of the city. Chloride deposition combined with biological growth loads the surface, so coated roofs east of Federal Highway benefit from being rinsed and inspected rather than left for a decade.
Ponding is the other local reality. Standing water is hard on most coating chemistries and some are simply not warranted for it, so if a section holds water we would rather correct the drainage — scupper height, a tapered cricket, equipment lifted off the deck — as part of the project than coat around a permanent puddle.
HOAs, small commercial and access
Coating is often an easy sell to an architectural review board precisely because it changes nothing anyone can see from the street: on a residential roof the coated section usually sits behind a tile parapet. Where a board does need to sign off, colour and product data are straightforward to submit and there is no tear-off, no dumpster and no tile handling.
That low-disruption profile is why coating suits occupied buildings. On the small commercial and professional-office roofs around Mizner Park and the Glades Road corridor, work happens over the top of the existing roof with no interior exposure and no tenant displacement, which is often worth as much as the roof performance.
Access still needs planning. Coating equipment, water for washing and material staging need somewhere to live, and in a gated community that gets agreed with management in advance along with work hours.
What coating is not
A coating is not a re-roof and it is not a warranty against a wet assembly. It is a renewable weathering surface over waterproofing that still works, and it can be recoated later at a fraction of replacement cost if it is maintained — which is exactly why the substrate has to be right the first time.
It also does not fix a structural drainage problem, a failed tie-in into a tile field, or a cracked stucco parapet taking water in behind the roof. Those are repairs, and they belong before the coating rather than under it.
