How shingle roofs fail in this part of Palm Beach County

Three things dominate. Wind lift along an edge or a rake, where the factory sealant strip has lost its bond after a decade of heat and the next gust gets underneath a course. Nail pops and back-out, which lift the tab above and open a hole straight through to the deck. And penetration failure — pipe boots whose rubber collar has crazed and split in Florida UV, which is probably the single most common leak source we find on a Boca shingle roof.

Asphalt shingle takes a harder UV load at this latitude than the products' northern reputation suggests, and the coastal Boca band adds chloride to the mix.
