Most roof evaluations in Boca Raton are triggered by someone else's deadline: an insurance renewal that has asked for roof condition, a purchase under contract with an inspection period running, an HOA notice, or a named storm that has just gone past. What all of those need is the same thing — dated photographs and written findings from someone who went on the roof, in a form a third party will accept.
What we actually look at
The evaluation is slope by slope and detail by detail. Where there is safe access we lift tile in a limited, representative way to see the underlayment, because on a twenty-five-year-old Boca roof the underlayment is the thing that decides everything and it is invisible from above. A report that never looked under the tile is describing the rain shield, not the waterproofing.
Attic-side inspection where access allows adds what the roof cannot show: deck staining, daylight at penetrations, wet insulation, and whether a stain is active or historic. That distinction changes what you do next, and it is one of the more common questions we settle.
Evaluations for insurance renewal and wind mitigation
Palm Beach County carriers are pointed about roof age and condition, and renewal questionnaires increasingly ask for evidence rather than a statement. An evaluation gives you the photographs and the written condition assessment to answer that, and it tells you in advance whether you are about to be asked to repair or replace.
It also flags what a wind mitigation inspection will find. Where we find active intrusion we can stop the water first and evaluate properly afterwards — an emergency dry-in is not a repair, and we do not bill it as one.
