Tile roof repair is the most misunderstood job in South Florida roofing. The tile is armor, not waterproofing — the underlayment beneath it is what actually keeps the house dry. So when a tile roof leaks, replacing the broken tile alone usually fixes nothing. We lift the field, inspect the membrane, and repair the layer that is genuinely failing.
What actually leaks on a tile roof
Concrete and clay tile easily outlive the underlayment under it. On older South Florida homes the tile is often still structurally fine while the 30-lb felt below has gone brittle, cracked around the fasteners, and stopped shedding water. Every wind-driven rain then finds the deck.
The other common culprits are penetrations and transitions: pipe collars, valley metal that has rusted through at the salt-air end of its life, and headwall or sidewall flashing that was never lapped correctly. A proper repair starts by lifting tile in the suspect area and looking at those details directly.
Lifting and resetting tile without breaking the field
Barrel tile is brittle and unforgiving once it has baked in the sun for fifteen years. Walking a tile roof wrong breaks more tile than the storm did. Our crews walk the headlaps, lift with the right tools, and stage removed tile so it can be reset rather than binned.
Where tile does break, we source a match. South Florida's housing stock runs heavily to specific barrel and flat concrete profiles, and many discontinued profiles can still be matched from salvage. Repairing the underlayment, then setting tile back
Once the field is open we cut out the failed membrane back to sound material and install self-adhered underlayment, lapped correctly into the surrounding layers. In Miami-Dade and Broward this has to be a product with a current Notice of Acceptance for the assembly, installed to the fastening schedule in that NOA.
Tile then goes back on the approved attachment method for the system — mortar set or foam adhesive or mechanical fastening, matched to what is already there and to the wind loads for the site. Mixing methods across a slope is a common shortcut and a common cause of tiles migrating in the next hurricane.
Knowing when the whole underlayment is done
If we lift tile in three separate areas and find the same brittle, cracked felt everywhere, the roof is telling you something. At that stage repairs are localized fixes to a system-wide condition, and a tile re-roof — where the tile is removed, the deck re-nailed and a new membrane installed before the same tile is reset — is usually the better spend.
That is a decision worth making with photographs, not with a sales pitch. A documented roof evaluation gives you the condition of the membrane across the whole roof rather than just where it happens to be leaking today.
