Boca Raton is a tile town. Drive west from Federal Highway through Woodfield, Broken Sound or Boca Isles and the roofline is almost uniformly concrete barrel or flat tile over cream stucco, most of it laid between the late eighties and the early two-thousands. That means a large share of the city is now sitting on original underlayment that has outlived its design life while the tile above it still looks presentable from the street. Repairing a tile roof here is nearly always a question about what is under the tile, not the tile itself.

Why Boca Raton tile roofs leak before they look old

Concrete tile is a rain shield, not a waterproof layer. The waterproofing is the underlayment tacked to the deck underneath, and on a roof installed in the nineties that is usually a two-ply hot-mopped or 30lb felt system. Twenty-five years of Palm Beach County heat cycling drives the volatiles out of it, it goes brittle, and the first wind-driven rain that gets under a barrel finds a crack rather than a membrane. The tile can be flawless and the ceiling can still stain.

The pattern we see repeatedly in the older gated communities is a leak that shows up at an interior wall or around a can light, well away from the actual entry point. Water runs down the felt to the first fastener or lap that has failed, then onto the deck. We trace it from the stain back up the framing, lift tile in a widening arc from the suspected area, and confirm what we are looking at before quoting anything.

Where the underlayment is still sound and the failure is local — a slipped tile, an open headwall, a cracked field tile from foot traffic during a satellite dish install — a repair is genuinely the right answer and can be done in a day. Where the felt crumbles in the hand across the whole slope, no repair will hold, and we say so.

Salt air east of Federal Highway

The band of Boca between Federal Highway and the ocean — the Mizner Park area, the streets off East Palmetto Park Road, Royal Palm Yacht & Country Club — behaves like a different climate as far as roofing hardware is concerned. Airborne chloride corrodes fasteners, valley metal, drip edge and any galvanised flashing years faster than the same house would inland at Sandalfoot.

On coastal repairs we default to stainless or heavy-gauge aluminium for anything metallic that goes back on the roof, and we look hard at the metal we are not being asked to touch. HOA architectural review and tile colour matching

Most of Boca's residential roof area sits inside an HOA or a gated community with an architectural review board, and that changes the job. Woodfield, Broken Sound and Boca Isles all expect a submitted request before work starts, with the tile profile and colour identified. On a repair that is often satisfied quickly, but not if you turn up with a tile that reads two shades lighter than the roof.

Boca Raton is permitted and inspected through Palm Beach County and the City of Boca Raton, which is a genuinely different process from the Broward and Miami-Dade High Velocity Hurricane Zone work a lot of contractors default to. Product approval, the repair thresholds that decide when a repair becomes a re-roof, and the inspection sequence are all local to this jurisdiction.

The threshold question is the one homeowners get caught by. Once repair area on a single roof section passes the limit set in code, the work is no longer a repair in the county's eyes and the section has to be brought up to current requirements. We assess against that line up front so nobody discovers it halfway through an open roof.

Where a repair does need a permit we pull it, and the inspection happens before the tile goes back down — that sequencing exists so the underlayment work is actually seen. A tile repair that was never inspected is a problem at resale, and Boca resale diligence is thorough.

Wind mitigation and what an insurer will look at
